French Drainage & Land Drainage

Persistent surface water, waterlogged ground, and recurring flooding around a building can quickly become a safety risk and a maintenance headache. Whether you're dealing with pooling in car parks, waterlogged landscaped areas, or damp affecting a building's perimeter, the right land drainage solution protects your site and reduces long-term disruption.

ICE Drainage provides French drainage and land drainage installation across London and the Home Counties, supporting commercial property teams, hospitality sites, and facilities management with practical drainage design, installation, and repair.

What is French drainage?

A French drain is a type of land drainage system that collects water and redirects it away from an area. It typically consists of a trench dug to a designed fall, a perforated pipe where required, clean drainage aggregate, a geotextile membrane to reduce silt getting in, and a suitable discharge point, such as a soakaway, surface water system, or other approved outlet.

French drains are commonly used to manage groundwater and surface water around buildings, hardstanding, and landscaped areas.

What is land drainage?

Land drainage is the broader term for systems that control excess water in the ground and on the surface. Depending on the site, this can include French drains, perforated land drain runs, catch pits and silt traps, soakaways and infiltration systems, channel drains and surface water collection, and re-grading to improve falls and prevent pooling.

The right approach depends on ground conditions, where the water is coming from, and where it can legally and safely be discharged.

When French drains and land drains are needed

Land drainage is often needed when you're experiencing:

  • Pooling water around building perimeters
  • Saturated lawns, grounds, or persistent boggy areas
  • Flooding in basements or lower-ground external areas
  • Water getting into plant rooms or service corridors
  • Standing water in car parks, loading bays, or service yards
  • Damp linked to poor external drainage
  • Runoff problems after heavy rainfall

If the issue keeps coming back, it's usually a sign that the existing drainage is undersized, blocked, poorly installed, or simply not there.

Commercial applications

We commonly support hotels and leisure sites with landscaped areas and car parks, restaurants and pubs where external areas need to stay safe and usable, facilities management teams responsible for multiple sites, commercial buildings with perimeter damp and runoff issues, and schools and public buildings with waterlogged grounds.

The goal is always the same: control the water, protect the building, and keep the site operational.

Our approach: survey, design, install

Land drainage should be designed properly, not guessed at.

1) Site assessment

We assess where the water is coming from, whether that's surface runoff or groundwater, the ground levels and falls, the soil type and how well it drains, existing drainage routes and discharge points, and any constraints such as utilities, access, or trading hours.

2) Practical recommendations

We recommend the most effective solution, which might be a French drain run to intercept groundwater, additional surface water collection points, silt traps or catch pits to reduce future maintenance, a soakaway installation where suitable, or repairs to existing land drains that have collapsed or silted up.

3) Installation and reinstatement

We install with longevity and maintenance access in mind, using the correct falls and pipework, a suitable membrane and aggregate, proper connections and discharge arrangements, and sensible reinstatement of surfaces or landscaping where agreed.

Repairs to existing land drains

Not every site needs a brand-new system. Common issues we resolve include silted or blocked land drains, collapsed pipe runs, poorly graded trenches causing water to sit, inadequate discharge points, and systems installed without a membrane that have since filled with fine silt. Where possible, we repair and improve the existing system to restore performance.

Minimising disruption on live sites

Many commercial sites can't afford prolonged disruption. We can plan work around trading hours for hospitality sites, access windows on FM-managed sites, quiet periods and shutdowns, and safe segregation and site rules. If out-of-hours work is needed, we'll advise on what's practical.

Maintenance considerations

Land drainage often fails because it isn't easy to maintain. We design with maintenance in mind by recommending catch pits and silt traps at key points, accessible inspection points, sensible discharge arrangements, and clear handover guidance for your site team. This reduces the risk of the system silting up and failing again.
