Underground Pipe Installation

Underground drainage pipework is the backbone of any commercial site, carrying wastewater and surface water safely away from buildings, kitchens, washrooms, plant rooms, yards, and car parks. When pipework is undersized, poorly laid, damaged, or simply at the end of its life, it leads to repeat blockages, flooding, odours, and costly disruption.

ICE Drainage provides underground pipe installation for commercial and hospitality sites across London and the Home Counties, working with facilities management teams, property managers, and site operators. We install new pipe runs, replace failed sections, and support drainage alterations as part of refurbishments and upgrades.

When do you need underground drainage pipe installation?

You may need new underground pipework if you're dealing with recurring blockages in the same area, collapsed or cracked pipes causing flooding or ground movement, groundwater getting in or foul water leaking out, poor gradients leading to standing water and silt build-up, root ingress that keeps returning after clearance, refurbishments or a change of use such as a kitchen upgrade or new washrooms, or new connections needed for additional fixtures, units, or outbuildings.

On hospitality and multi-occupancy sites, the goal is usually the same: install pipework that's reliable, easy to maintain, and designed to reduce reactive call-outs.

What we install

We support a wide range of commercial drainage pipework needs, including foul drainage pipe runs for toilets, urinals, and washrooms, waste lines from kitchens and back-of-house areas, surface water drainage for yards, car parks, gullies, and channel drains, connections to manholes and inspection chambers, alterations and diversions for building work, and replacement of damaged sections identified during a CCTV survey.

If you're not sure what's needed, we can help diagnose the issue first, then propose the most practical installation plan.

Our approach: practical, maintainable, commercial-first

Underground drainage isn't just about laying pipe, it's about making sure the system works long-term.

1) Site assessment and fault finding

If the reason for failure isn't clear, we can investigate, identifying the problem area and likely cause, checking access points such as manholes and inspection chambers, and using a CCTV drainage survey where appropriate to confirm defects. This helps avoid unnecessary excavation and keeps any remedial work targeted.

2) Planning the installation

We plan work around site access and traffic management in yards, car parks, and loading bays, live operations involving guests, customers, or staff, permit-to-work requirements on managed sites, and out-of-hours windows where required. We also think about future maintenance, making sure access points end up in sensible locations.

3) Excavation, installation, and connection

Typical installation work can include excavation to expose existing pipework, removing failed or unsuitable sections, installing new pipe runs to the correct line and level, connecting into existing chambers or installing new access points, and making good and reinstating the area as agreed. Where it helps, we'll advise on improvements that reduce blockage risk, such as better access, improved gradients, or adding a silt trap.

Replacement versus repair: what's more cost-effective?

A common question from FM and property teams is whether to repair a section or replace it. Replacement usually becomes the better option when the pipe is structurally compromised, such as cracked, displaced, or collapsed, when there are multiple defects in a short run, when root ingress is severe and keeps coming back quickly, or when the pipework was poorly installed and keeps blocking as a result.

If a repair is viable, we'll tell you. We won't recommend a patch job that leaves you with the same problem again in six to eight weeks.

Underground pipe installation for hospitality and commercial kitchens

Commercial kitchens are a high-risk environment for drainage failures, due to fat, oil, and grease, high usage and temperature changes, and food solids and detergents. If you're upgrading a kitchen or dealing with repeat blockages, we can install or alter underground waste runs to support better flow and easier maintenance, often alongside a planned maintenance approach.

Minimising disruption on live sites

Underground work can be disruptive if it isn't planned properly. We're used to working on hotels, restaurants and pubs, retail and leisure sites, multi-tenant commercial buildings, and managed FM portfolios. We can schedule work to protect your operations and keep you informed throughout.

Reporting, evidence, and handover

For commercial clients, we can provide clear information to support internal approvals and records, including the scope of work completed, photographic evidence where required, and recommendations for any follow-on remedial work or maintenance. This is especially helpful for facilities teams managing multiple stakeholders.
