What is smoke testing?
Smoke testing is a specialist investigation method where we introduce non-toxic smoke into the drainage system and observe where it escapes. It helps identify leaks in pipework, including hidden ones or those under floors, failed joints and cracked pipes, unsealed connections, defective venting or vent terminations, and the routes odours are using to get into internal spaces.
It's particularly useful when odours are persistent but the source isn't obvious from a visual inspection alone.
When you should consider smoke testing
Smoke testing is often the right option if odours persist after cleaning and basic checks, you suspect a hidden leak or failed joint, the smell is strongest in specific rooms such as toilets, kitchens, or plant rooms, the building has had recent refurbishments or plumbing changes, multiple tenants or units are affected, or you need evidence to justify remedial work.

5) Findings and recommendations
You'll receive clear outcomes, typically including the confirmed source and route of the odour, evidence of any defects and their likely location, recommended remedial work, and prevention recommendations to reduce the risk of it happening again.
