Misconnection Investigations
A drainage misconnection can cause persistent odours, repeat blockages, flooding, and compliance headaches, especially on busy hospitality and commercial sites where multiple waste streams exist, such as kitchens, WCs, plant rooms, wash-down areas, and external gullies.
ICE Drainage provides misconnection investigations across London and the Home Counties, supporting hospitality groups, facilities management teams, property managers, and commercial landlords. We identify where pipework has been connected incorrectly, or where historic alterations have created cross-connections, then give you clear evidence and a practical plan to put it right.
What is a drainage misconnection?
A misconnection is when a pipe, appliance, or drainage run is connected to the wrong system. On commercial sites, this often happens during refurbishments, fit-outs, kitchen upgrades, or when several contractors have worked on the building over time.
Common examples include kitchen waste lines connected into the wrong run, which leads to grease building up where it shouldn't be, surface water gullies connected into foul drainage or the other way round, plant room discharge connected incorrectly, and multiple units or tenants connected in a way that causes cross-contamination or unexpected loading.
Even a small misconnection can create a big operational problem.
Signs you may have a misconnection
Misconnections often show up as "mystery" issues that don't respond to routine cleaning. You might need an investigation if you're seeing recurring blockages in the same spot despite jetting, odours that return quickly after cleaning, foul flooding with no obvious upstream cause, grease or food waste turning up in unexpected chambers, unusual flows during certain operational periods such as service or wash-down, disputes between tenants about who's causing the issue, or drainage problems that started after a refurbishment or change of use.
If the symptoms don't match the drainage layout you think you have, a misconnection is a strong possibility.
Why misconnections matter
For hospitality and FM teams, misconnections can lead to more reactive call-outs and downtime, higher maintenance costs and repeat incidents, hygiene risks and reputational damage, tenant complaints and operational disruption, and real difficulty proving the root cause without evidence.
An evidence-led investigation helps you move from repeated emergency work to a permanent fix.
Our misconnection investigation process
We keep investigations practical, safe on site, and focused on finding the true source.
1) Site walkover and drainage mapping
We start by understanding the site layout, any recent works, and where the symptoms are showing up. On multi-tenant or multi-building sites, we map the likely contributing areas.
2) Access point checks
We inspect manholes and inspection chambers to identify flow direction and signs of backing up, grease or sludge build-up patterns, evidence of cross-contamination, and where the issue is entering the system.
3) Dye testing or tracing
Where appropriate, dye tracing is a fast way to confirm where a specific drain run discharges. It's especially useful when the drainage layout is unclear, multiple units share a network, or you need evidence to support remedial work.
4) Targeted cleaning
Sometimes the system needs a targeted clean first, to restore flow, reveal how the network is really behaving, and allow an accurate CCTV inspection.
5) CCTV drainage survey
Where access allows, CCTV helps confirm connection points and junctions, incorrect tie-ins, structural defects contributing to poor performance, and restrictions, deformation, or collapses that can mimic misconnection symptoms.
6) Findings, evidence, and recommendations
You'll receive clear findings and next steps, typically covering what's connected incorrectly and where, the likely cause, such as historic works, an incorrect tie-in, or missing separation, recommended remedial work, and maintenance recommendations to stop it happening again.
Common misconnection scenarios we see
Across hospitality and commercial sites, common patterns include kitchen lines tied into runs that were never designed for grease loading, refurbishments where a new bar or kitchen area was connected to the nearest point rather than routed correctly, external gullies receiving foul discharge, shared drainage between units where one tenant's waste stream affects others, and plant discharge connected without proper control or separation.
Remedial options after a misconnection investigation
Once the issue is proven, remedial options can include re-routing and reconnecting pipework to the correct system, installing or upgrading grease management where that's the driver, adding access points such as inspection chambers or rodding points, localised repairs or replacement of damaged sections, and introducing a planned maintenance programme for high-risk lines.
We'll always prioritise a solution that reduces disruption and prevents the problem coming back.
Misconnection investigations for facilities management
For FM teams, misconnections are a common cause of repeat reactive spend, pressure on service level agreements and tenant complaints, and unclear responsibility across units. We support this with evidence-led reporting, so you can justify remedial budgets, coordinate work with stakeholders, and reduce repeat call-outs across your portfolio.
