Trade Effluent Investigations

Trade effluent issues can become expensive fast. If your site discharges anything beyond standard domestic wastewater, for example from kitchens, food production, wash-down areas, or process equipment, you may need to demonstrate what's entering the drainage system, where it's going, and whether it's causing blockages, odours, or a compliance risk.

ICE Drainage provides trade effluent investigations across London and the Home Counties, supporting hospitality venues, commercial kitchens, facilities management teams, and property managers. We help you identify the source of the issue, gather evidence, and recommend practical remedial action to protect your drainage system and reduce repeat incidents.

What is trade effluent?

Trade effluent is any liquid waste discharged from a commercial or industrial process that isn't simply domestic sewage. Depending on the site, this can include kitchen wash water containing fat, oil, and grease, food solids and detergents from pot wash and dishwash, wash-down water from preparation areas, process wastewater from production equipment, and cleaning chemicals depending on the site.

If trade effluent isn't controlled, it can build up in pipework and chambers, cause repeat blockages and foul flooding, create persistent odours, and increase the risk of non-compliance and enforcement action.

When you might need a trade effluent investigation

You'll typically benefit from an investigation if you're experiencing recurring blockages downstream of kitchens or process areas, grease build-up and repeat jetting requirements, odours around chambers, grease traps, or external drainage points, silt or sludge accumulation in manholes and catch pits, foul flooding during peak operational periods, disputes between tenants about who's causing the issue, or a need for evidence to support remedial work or maintenance planning.

For hospitality and multi-tenant sites, investigations are often the quickest way to stop guessing and move to a targeted fix.

Common trade effluent problems we see

Trade effluent issues are usually linked to one or more of the following: inadequate grease management, such as a missing, undersized, or poorly maintained grease trap, poor kitchen practices letting grease and food solids enter the system, poor gradients and pipe runs that hold water and debris, not enough access for maintenance, silt traps and poorly benched chambers that snag solids, or damaged or restricted pipework reducing capacity.

Even if the drainage is being cleaned regularly, the wrong setup can mean you're constantly fighting the same battle.

Our trade effluent investigation process

We keep investigations practical and evidence-led.

1) Site review and symptom mapping

We look at where issues are occurring and what's happening operationally, such as peak service times, wash-down routines, and kitchen layout.

2) Drainage access checks

Trade effluent problems often show up in manholes and inspection chambers as grease rafts, sludge and organic build-up, reduced flow and standing water, and odour hotspots. We assess access points and identify where the evidence is strongest.

3) Targeted cleaning

In some cases, a targeted clean is needed first to restore flow and allow an accurate assessment of how quickly build-up returns, where the system is most vulnerable, and whether structural defects are contributing to the issue.

4) CCTV drainage surveys

Where access allows, CCTV can help confirm restrictions and narrowing from grease or scale, structural defects such as cracks, displacement, or deformation, and connection points and layout, especially on older sites.

5) Findings and recommendations

You'll get clear, practical recommendations, typically covering the root cause and contributing factors, priority remedial work, a maintenance plan to prevent recurrence, and grease management improvements where relevant.

Typical outcomes and remedial options

Depending on what we find, recommendations may include installing or upgrading a grease trap with improved maintenance, internal waste line cleaning and kitchen line jetting, chamber cleaning and benching improvements, additional access points such as new inspection chambers, targeted pipe repairs or replacement of failed sections, or a planned maintenance programme for high-risk lines.

The goal is to reduce emergency call-outs and protect your operation.

Trade effluent support for facilities management

For FM teams and property managers, investigations can help reduce repeat reactive spend, build an evidence-led remedial programme, support stakeholder approvals with clear findings, and manage multi-site or multi-tenant drainage risk. We can also support reporting and photographic evidence where required.
